We send out your dues statements monthly, quarterly, or yearly. We automatically process late fees, and attempt to collect all dues within the parameters of your association declarations.
We start creating your budget 90-days prior to the new fiscal year. That way your board members can have an approved budget at least 30-days prior to the fiscal year.
We coordinate with the lawfirm of the associations choice to process all collection files, this includes coordinating for foreclosure on a unit so that the association collects their dues, and continues to have homeowners stay current.
We review all contracts of the association annually so that you continually get the best price. The largest cost to most associations is landscaping and insurance. We have numerous contacts that consistently compete to earn our associations business thus keeping your costs low.
We send monthly reports to board members that include balance sheets, income statements, delinquency reports, and reconciliation reports for all bank accounts. We maintain separate bank accounts for each association we manage so you don't have to worry about funds being commingled.
We coordinate with an independent CPA firm to file all tax returns required for the association. We also contract out independent audits of the financial statements as required by the declarations.
Our contract requires us to attend your quarterly board meetings and the annual meeting for each association. We also attend additional board meetings as requested and as able.
Our team is happy to meet one-on-one with board members to offer guidance and training support for their individual role on the board and within the neighborhood as a whole.
We are knowledgable about how the court system works regarding HOA's and are willing to testify when called about faces of law regarding the associations declarations, procedures, and rules and regulations.

Our online portal allows homeowners to enter work orders for common area and HOA responsible elements throughout your association.
We have preferred vendors that give us a discount on labor to help keep your association costs low. We automatically bid jobs over $500 to 3 vendors so that we ensure the best possible price and quality work.
